Here's my Player-owned house plans. I wanted a house that's both practical and fun. Currently, my house is located in Taverley so I can cast Teleport to House to refill my Amulets of glory quicker at the Heroes' Guild.
Ground Floor

Reasons For This Layout:
- I wanted only my most practical and useful rooms on the Ground Floor.
- The Portal Chambers are nearby to the Exit portal in the Garden and are based upon their location:
- The Quest Hall is located directly north of the Teleport to House, containing a mounted Amulet of glory with unlimited charges. It's also in the center of the Ground Floor, giving quick access to the First (Top) Floor.
- The Chapel is directly east of the Exit portal in the Garden for quick access to recharge Prayer and using Bones with it.
- The Workshop is next to the Dining Room, so the Servant can be called quickly for Tea and other Items while I'm making Items in the Workshop. If it wasn't for the useful Bell-pull, the Dining Room would be upstairs instead.
- The Kitchen is next to Dining Room, with quick access to Food, Water, beverages, and Cooking.
- The Studys are also located on the Ground Floor for quick access to make Magic tablets. I built two of them so I can make all of the Magic tablets (Eagle lectern and Demon lectern).
- The Formal Garden will contain the Dungeon Entrance (mostly for fun, really). However, I'm not really too concerned about building a Dungeon at this point, unless I have a high enough Construction level to do so and tons of money.
- The Throne Room is another "useless" room on the Ground Floor, but it'll be there for fun because the Oubliette is located beneath it. Besides, as with building the Dungeon, I'm not too concerned with building a Throne Room unless I so happen to get that high of a Construction level to do so and have loads of money.
First (Top) Floor

Reasons For This Layout:
- These are rooms I deem as "useless" or "fun". I'm sure someone's opinion will differ than mine.
- Some people think that the Costume Room is useful, but if I use the Item often, I'll just leave it in my Bank account.
- The room called "Future Expansion" is in case RuneScape releases a new, "useless" room for me to add.
Basement (Dungeon) Floor

Reasons For This Layout:
- Isn't it obvious? This is the Dungeon! Of course, it's very small, and it may grow in time and, especially, as money permits. But, let's just start off small, for now. I would like to eventually design and create a huge, complex Dungeon maze and throw House parties. But as I said earlier, I'm not really concerned with building a Dungeon at this point.

If you're thinking about redesigning a Player-owned house similar to mine above, but don't want to waste money doing so like I did, then here's a very basic, simple Player-owned house plan specifically made for raising your Construction until level 50+ until you can redesign it and build all of the practical rooms on the Ground Floor:
Construction Tips:
- You will need a Hammer and a Saw for building most Items in your Player-owned house, and lots of money! At least 500,000 Coins would be a decent starting point, but preferably even one or two million Coins if you're really serious about raising your Construction level as quickly as possible. Construction is definitely on the most expensive Skills in RuneScape to raise! To save money, build as many Items as possible instead of buying them. This takes a lot more time, but in the end, to me, it's worth the extra effort.
- At least a Magic level of 40+ and plenty of Teleportation Runes for quick travel to-and-from your Player-owned house to Varrock's Sawmill operator. I prefer to use a Lava battlestaff with plenty of Law runes and Air runes. I would say that having at least 1,000 of Air runes and about 400 Law runes is a good starting point. There's plenty of regular Trees and a few Oak trees around the Sawmill, and deposit your Planks at Varrocks east Bank. Of course, there's many of other quick ways to get Planks by means of Teleportation.
- I personally prefer to use Tip.It RuneScape Help Construction XP Calculator over any other websites' calculators I've seen yet. Don't forget to calculate how many raw materials you need including the price to make them! For example, if you need to make 100 Oak larders to reach your desired goal, then you will need 800 Oak planks, and 200,000 Coins to make the 800 Oak logs into Oak planks, since each Oak ladder requires eight Oak planks to make, and each Oak plank costs 250 coins each to make at the Sawmill.
- A few regular Planks respawn north of the Barbarian Outpost if you're really tight on cash or trying to save the money until you can start making oak Items. There's also a Bank Deposit Box nearby that's inside the Barbarian Assault Minigame where you can deposit them directly into your Bank account. This may take a while, but could easily save you hundreds if not thousands in Coins (depending upon how many you collect).
- You may want to build a Dining Room and two Bedrooms only if you want to hire a Servant before Construction level 50 (highly recommended, at least at Construction level 40!).
- Here's how I raised my Construction level to 50+:
- Levels 1 - 3: Any Items in the Garden and Parlour. Rebuild Crude wooden chairs, if needed.
- Levels 3 - 9: Rebuild the Clay fireplace in Parlour. You'll need a Pickaxe for Mining the Clay, and a Bucket to hold the Water to make the Clay into Soft clay. You can either use the Well outside of your Player-owned house in Rimmington (highly recommend keeping your Player-owned house there until Construction level 50), or use your Kitchen's Sink to refill the Bucket.
- Level 5: Build the Kitchen and start building the Items in it. Make and drink Tea for temporary Construction level boosts, if needed.
- Levels 9-33: Start rebuilding Wooden larders. You will need a lot of Nails to do this!
- Level 10: Build the Dining Room, but only if you want to hire a Servant before Construction level 50, for the Bell-pull, and of course, start building all of the Items in it.
- Level 15: Build the Workshop and start building the Items in it.
- Levels 33-50: Start rebuilding Oak larders until Construction level 50.
- Level 40: If you haven't already hired a Servant, I would highly recommend hiring a Butler at the Servants' Guild in East Ardougne at this point so he can quickly bring you Oak planks from your bank account. Of course, you will need two Bedrooms to do this. Also remember to keep plenty of Coins on you at all times while using your Servant to run erands for you! After about eight trips, they'll start asking for more money, or they'll quit.
- Level 50: Fire your Butler. Remove all of the rooms in your house (except maybe for the Garden, but that's your choice), and redesign! Don't forget to hire Alathazdrar the Demon butler at the Servants' Guild in East Ardougne after your two Bedrooms are built! Also, you can move your house to a different area by talking to an Estate agent. I recommend an area where you CAN'T teleport to using your Portal Chambers or your mounted Amulet of glory, such as Pollnivneach, Rellekka, or Taverley.

- If you get bored "grinding", completing these quests also reward Construction Experience, and these quests reward Experience in any Skill of your choosing.
